What are the phases of a full renovation?
Six: design and permits, demolition, installations, masonry and tiling, carpentry and finishes, and final review with handover cleaning. Total: 2–4 months for a 70–110 m² home.
Sequence matters: installations before closing walls, floors before door frames, paint last. When one trade steps on another, everyone pays for repeats — that coordination is the site manager’s job.
What should be decided before demolition?
Everything that touches installations: final layout, kitchen and bathroom positions, sockets and lighting points, and the climate-control system.
Moving a drain mid-works costs little; moving it after the new floor is laid, a fortune. Our pre-works checklist goes down to bedside-socket heights — it prevents most of the “while we’re at it” costs.
When do you need a permit?
Substantial layout, structural or façade changes need a major-works licence with a technical design; the rest usually runs on a simple declaration. Details in the permits guide; our architects file both.
