Demolition: permits, safety and waste management

What permits does demolition need?
Full demolition: a licence with technical design and a waste-management study. Interior strip-out: covered by the renovation’s own permit.
Before works: utility disconnection, perimeter fencing and a condition survey of adjoining buildings — that pre-works record prevents disputes.
How is rubble legally handled?
All construction waste must reach an authorised plant, with a delivery certificate; illegal dumping is punishable for the owner too.
We separate waste streams on site and deliver the certificate with the invoice. Asbestos cement follows its own circuit via RERA-registered firms — see demolition.
What does it cost?
Interior strip-out: €20–60/m². Full demolition of an average building: from €8,000–12,000, driven by volume, access and waste. Demolishing before a new build? Both permits can often be filed as one.
