Renovating a coastal holiday rental: returns and timing

Materials that survive holiday use, works executed October to May, and the upgrades that raise nightly price and occupancy.

Renovated beach apartment with a bright living room and terrace

Which upgrades genuinely raise returns?

A current bathroom and kitchen, efficient quiet air conditioning, good sleep (mattress and blackout) and a well-used terrace: these move nightly price and reviews.

Photos sell the booking; reviews repeat it. Shower pressure, silent cooling and an equipped kitchen weigh more than any decorative detail.

Which materials survive holiday use?

Those that shrug off sand, cream, humidity and guest rotation: porcelain floors, SPC vinyl, compact worktops, branded taps and top-grade washable paint. On the coast add salt air: stainless hardware and marine-lacquered carpentry.

When should the works run?

October to May: a full apartment renovation (4–7 weeks) fits comfortably, contingencies included. We manage remotely for owners abroad — weekly photo reports and rental-ready handover. Local pages: Málaga, Almería, Huelva.
